COMPLIANCE- Failure to comply with any resort terms and conditions, property rules, pool rules, or Town of Longboat Key ordinances will result in termination of your rental agreement and guests will be asked to vacate the premises without refund.

PROPERTY/SURVEILLANCE- This property is privately owned and management reserves the right to refuse to rent to anyone, and will not be responsible for loss of money, jewelry, and valuables of any kind. This property is under surveillance via exterior security cameras.

CHECK-IN/CHECK-OUT-Check-in is at 3 pm or later and check-out is at 11 am. We thank you for leaving the property after you check-out. Check-outs later than 11 am will be charged $20/hr until 3 pm. Departures later than 3 pm will be charged a full day’s rate. If you would like a late check-out, please make arrangements with office staff 24 hours prior to your departure. Late departures cannot be allowed on Sundays, Holidays or if there is a guest arriving the same day. Check-ins earlier than 3pm will be charged $20/hr (no check-ins earlier than noon allowed). We will not allow an early check-in if there is someone departing that unit the same day you are arriving.

EARLY CHECK-OUT-If you are leaving before the office opens at 9 am, please check with the office the day before check-out to pay any balances due and make arrangements to leave keys. All charges accrued during your stay are to be paid prior to departure. Please secure the unit by closing and locking all doors and windows. We ask that you also turn the air conditioner to 75° Fahrenheit.

LOST KEY-There is a charge of $75 (per key) if lost. If you leave without bringing keys back to the office and they are not in your room, and/or in the front office box, you will be charged for them.

MINIMUM AGE-Guests must be 21 or older to rent.

OCCUPANCY-The number of guests per unit is limited by the size of the unit. Studios accommodate two people. A one-bedroom accommodates four people. A two-bedroom accommodates six people. An additional charge of $15.00 per person per night for additional guests will be assessed.

DEPOSITS-We accept all major credit cards. A deposit of 50% is required to hold reservations. Balance of payment is due upon arrival.

CANCELLATIONS-Advance deposits are refunded minus 25% of the total deposit fee and only when cancellation is received in writing 30 days prior to arrival. Late arrivals, early departures, and cancellations made less than 30 days prior to arrival are not eligible for refund. We offer future credit options for extenuating circumstances, but by taking advantage of that option you make the deposit completely non-refundable. Please contact the office for any questions about our cancellation policy.

FALSIFIED RESERVATIONS-Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money. The reservation will be canceled and the party will be evicted.

PARKING PASSES-Parking passes are required. Guests must display their parking permit on their vehicle dashboard in plain view. Failure to display will result in towing of vehicle at guest’s expense. Parking is limited to 1 space per unit. Any extra vehicles must make off-site parking arrangements. No jet skis, boats, or trailers of any kind are permitted.

DAY GUESTS -We ask that you limit the number of non-registered daytime guests to 4. Day guests must get parking permits from the office and day guests must depart by 9 P.M.

WRIST BANDS- While staying on our property, we may require you to wear a wrist band. This is to help alleviate nonregistered or paying guests from taking advantage of our property. If you are having day guests, they will also be required to have wrist bands. You will be allowed four day guest wrist bands, those bands will have to be turned back in before you will be allowed more.

DAILY MAID SERVICE AVAILABLE – Place any towels you would like to exchange in the unit laundry basket and place the basket outside the parking lot side door in the mornings. Housekeeping will be by to exchange towels daily as a complimentary service, excluding Sundays. For reservations that are 7 days or longer, full housekeeping will be available once per week. This service must be scheduled with the office and will not be done automatically. Full housekeeping services consist of: linen change (bedding and towels), floors, bathroom refreshed and bath & kitchen supplies replenished if needed. Additional housekeeping throughout your stay is available for a nominal fee. Please note there is no housekeeping service on Sundays or Holidays. Also, Housekeeping is unable to give service to units with “Do Not Disturb” signs on the doors or doors that are dead-bolted.

POOL HOURS -Pool hours and policies are posted and will be strictly enforced.

SMOKING POLICY-All units are NON-SMOKING. Guests smoking in any unit will be charged a cleaning fee of $300. As of May 1st, 2019 the Diplomat Beach Resort is a smoke and vape free property. This includes the entire property inside and out. Failure to comply with this no smoking property wide policy will result in termination of your rental agreement and reservation. Please contact the Diplomat Beach Resort office with any questions regarding this policy.

PET POLICY- Pets are not permitted. In the event unregistered animals are found, registered guest will be charged a $1,000 cleaning fee and will be asked to vacate the premises without refund.

OPEN FLAMES-No candles or open flames are permitted in any of the units.

GRILLS-We do not provide grills; however, the use of charcoal and/or gas grills is permitted, but only on the seawall or beach. Fire and city regulations require the use of all outdoor cooking equipment be at least 50 feet away from all buildings and are not permitted under the tiki huts.

DAMAGES -Damage fees will be charged if any damage is found within 14 days of departure.

TRASH -Excessive trash is to be placed in the dumpster/recycle bin. Soiled dishes should be washed and put away. A cleaning fee will be imposed if a unit is left excessively dirty. For example, but not limited to, dirty dishes, excessive garbage left in the unit, etc.

BEACH TOWEL RENTAL-We do not permit towels or linens to be taken from the units. We suggest you bring beach towels or rent them from the office. There is a $5.00 cash deposit required per towel. The deposit is returned when you return each beach towel to the office. If towels are left in the unit or outside, the deposit will be forfeited. Please note, we do not exchange the towels during your stay. The towels are yours for the duration of the stay and may be returned dirty.

HURRICANE / STORM POLICY-No refunds will be given, unless there is a mandatory evacuation. We recommend you purchase travel insurance if this is a concern.
